Boundaries
As Mundelein MainStreet developed, it became necessary to define "downtown" or the "central business district". Going back to the early years of Mundelein's development, the areas near Rt.176, Rt.45, Park Street, Seymour and Hawley are where the original commercial and government building were clustered. But over the years, disjointed development and irregular geography made it hard to describe exactly where "downtown" was. So for simplicity's sake and the hope that our district will eventually fill in these areas, we adopted these boundaries for our Loan Program and general guidelines:

North- All properties south of Edgemont
West- All properties east of Prairie
South- All properties north of Courtland
East- All properties west of James

Due to continuity irregularities, we do incorporate all commercial, industrial, public, multi-use, multi-family, and residentially zoned properties within and immediately adjacent to these boundaries as areas of concern. The district must be looked at as a whole, considering that all uses, architecture, amenities and open spaces contribute to the identity of the downtown.

In the Downtown Comprehensive Plan of 1990, a 170-acre area was shown as the study area, but it was recommended that that be reduced to a 70-acre "core" where the initial investment and efforts should be concentrated. Since substantial progress has been made in that core, future planning should incorporate the entire district, including key industrial and residential parcels.
